Criteria
What we always review, in any sector and at any scale.
Energy and water are recurring costs. What is solved at the start stops being paid every year.
The site and its context: access, roads and how the project fits into what is already around it.
Materials and systems that last, because maintenance is always paid later.
If a project can't stand these three questions, we don't enter.
Current project
Operation: systems sized for low energy and water use from the design stage.
Surroundings: access resolved over existing roads; the program completes what the area already demands.
Time: long-cycle materials and scheduled maintenance from day one.

We manage industrial warehouses, retail units and land under long-term institutional lease, and take part with counsel and investment in residential projects in Mexico and the United States.
